Many people are now choosing the Self Employment route, to be their own boss,  working to their own agenda, in setting their own targets and having a better work/life balance.

When it comes to arranging a mortgage however, some Lenders appear to be very cautious in the amount they will lend. There can be difficulties in proving you have a sufficient income to service the mortgage you need because your Accountant makes sure you utilise every tax advantage possible!

Many people now have more than one job, or perhaps have additional investment income available to them. Many Lenders offer mortgages to the self employed and a good number which allow you to "self certify" your income.

This doesn't mean making a false income declaration of course (that would be a criminal offence!) but it does mean that many Lenders now recognise the need to be flexible when assessing an application from someone who is self employed.

Of course, the crucial element is being able to afford the mortgage which you take on, and we would need to look carefully at both the immediate and future costs of the mortgage which you apply for.
